Residential Tile Installation

Floors, entryways, living areas, and staircases — set with care from the substrate up.

What This Service Covers

Residential tile installation is the broadest category of our work. It includes entryway floors, kitchen floors, open-plan living areas, hallways, and staircases. The tile types we work with span porcelain, ceramic, natural stone, and large-format rectified slabs — each with its own handling requirements and the tooling to match.

What sets residential flooring tile work apart from a backsplash or shower is the emphasis on flatness and structural integrity underfoot. A floor that flexes slightly under foot traffic will crack grout. A substrate with high spots will cause lippage between tiles — especially noticeable with large-format pieces. Before we set a single tile, we check the floor with a straightedge and address any deviations that exceed the tolerance for the tile size being used.

The Substrate Question

Most South Bay homes fall into two substrate categories: concrete slab or wood frame. On concrete slabs, the process is generally more straightforward — we check flatness, clean the surface, and apply mortar directly. On wood subfloors, which are common in older Old Torrance bungalows and some Harbor Gateway properties, we typically install a layer of cement backer board or an uncoupling membrane like Schluter Ditra before tiling. The uncoupling membrane is particularly useful in Southern California because it allows slight independent movement between the subfloor and tile layer, which reduces cracking over time.

We will tell you clearly which approach your specific floor requires before any work begins.

Layout Planning

Layout is where many installations go wrong before a single tile is set. We strike reference lines from the center of the room — not from the wall — and dry-lay tiles to check how the pattern will terminate at doorways and cabinets. For large rooms, we also check whether the tile grid will result in a sliver of tile at one end, and adjust the starting point to avoid that. On diagonal or herringbone patterns, the layout process takes longer but is even more critical to the final appearance.

What's Included

  • Substrate flatness assessment and correction
  • Backer board or uncoupling membrane installation where required
  • Layout lines and dry-lay verification
  • Precision wet-saw cuts at perimeters, doorways, and obstacles
  • Grout installation and sealing
  • Perimeter expansion joints (flexible caulk matched to grout color)
